The next time the landlord came over to Theresa's apartment to bully them, Benjamin was more than ready to put him in his place. Ever since then, the landlord has never found an opportunity to get what he wanted again. This made him develop a deep grudge in his heart against Benjamin, and by relation, Theresa.
