The Unknown Buyer

It is two weeks after Vivian and Chase were caught for fake stamps. I am now at the Greenwich Country Club.

I have never been inside Greenwich Country Club, because Dad stopped paying the family membership when Mom died and Vivian paid it through the company and never added me.

Today I am here because the man on the phone who said, "Bring the rusty box, come alone," told me to be here at 10 AM, and he owns my stepmother's house, my stepbrother's company, and has a lien on my $2.1T dirt because Chase wrote "all Hawthorne family entities" in a $600k loan doc in 2021 like an idiot.

I brought the box. Inside: original deed 1988, trust 2019, video of Dad, transcript of Chase saying "Go and eat shit Box Boy," Mrs. Albright's butterscotch wrapper, CONDEMNED tag, 0% verdict, fake deed with EVIDENCE - FORGERY stamp and Mrs. Henderson's note, Wyze cam still of red backpack, and Leo's drawing of House 3, because Ms. Alvarez's son gave it to me.

I walked in, in my work boots, white oak dust on my jeans, through a lobby where everyone looks like Vivian and Chase used to look. Front desk: "Mr. Hawthorne, Juniper Ridge Holdings, private dining room, second floor, they are waiting."

Second floor, private dining room, wall of windows looking at golf course that is so green it doesn't look real. One table set. Three chairs. One person sitting.

The voice on phone was male, calm podcast voice, but person sitting is a woman, 50s, short hair, no jewelry, navy blazer, with a glass of water. And next to her, the Stamford lawyer who never returns calls, suite 204, no name on door, holding a folder with red tab LIEN.

And in the corner, standing, are Tyler and Marcus. Red backpack kid and YETI hoodie kid. No ski masks now. Just standing, looking at floor, because they know I know.

Woman: "Jack. Thank you for coming alone. I am Margaret Chen."

Name means nothing to me. Brown will know. Brown knows every name.

Margaret Chen: "I run Juniper Ridge Holdings LLC, Juniper Ridge Capital LLC, Juniper Ridge Battery LLC. Delaware LLCs, yes. We buy distressed assets."

Me: "You bought my family."

She smiled, a real but tired smile.

"I bought your stepbrother's mistakes. Big house, $3.1M cash. Worth $4.2M if pool house didn't fall down, but it did, because Chase used interior sheetrock outside. I will fix it. I bought Hawthorne Custom Homes LLC for $100k cash, takes $400k judgment. I didn't buy it for trucks, Jack. I bought it because in 2021, Chase took a $600k line of credit from a private lender, and his lawyer let him write 'all assets owned by Hawthorne family entities' as collateral. That line is sloppy. But sloppy lines are liens if you buy the note. I bought that note for $50k. Private lender was happy to sell, because Chase never paid. So now I have a UCC lien filed in Nevada yesterday against Hawthorne Holdings LLC, your 4,000 acres, claiming $600k. It's nonsense, legally, but it clouds title, and clouded title means you can't sell to Tesla, you can't sell to Ford, you can't get Department of Energy loan. You have $2.1T in dirt you can't move until you clear my $600k lien."

She put paper on table. UCC filing, Nevada, $600k, against Hawthorne Holdings.

Me: "You paid $50k for a fake lien to block my dirt?"

Margaret: "I paid $50k for leverage. And I bought Vivian's mortgage, $900k, through Juniper Ridge Capital, 7%. She signed acceleration clause, page 4, paragraph 12, she didn't read. She is under criminal investigation for forgery, fake deed in Town Hall, Mrs. Henderson called PD, so I called loan due. $900k due in 10 days now, or I foreclose on her condo in Old Greenwich. She has $1.384M left in joint account with Chase, but Chase took $80k to Miami, so she has $1.304M, enough to pay, but if she pays, she is broke, for real, $400k left to live on, no job, no tennis, no Country Club."

She put second paper: NOTICE OF ACCELERATION.

Me: "Why? Why buy all of it? Big house, company, mortgage, note? You could just offer me $500M for dirt."

Margaret: "Because I tried. I offered $500M through Brown, through Mrs. Albright, through Sloane. Brown said you said no, you said 'I don't sell dirt, I build houses that don't fall down.' You didn't even return my call. So I bought the people around you instead."

She looked at Tyler and Marcus in corner.

"These two? I didn't hire them to steal box. Vivian did. $200 each, Mrs. Kowalski told me, I interviewed her after. Vivian hired them, they cased apartment the next day at 4 PM, stole box the day after at 2:14 AM, brought it to Vivian at Stamford rental at 3 AM, she polished it, tried to file fake deed at 7:08 AM, Mrs. Henderson caught fake stamp. I didn't know until few days ago, when Tyler came to me asking for job because Chase can't pay them, and told me Vivian paid them to steal from you. I recorded it."

She played phone, Tyler voice, young, scared: "Mrs. Vivian gave us $200 each, said it was the box on the kitchen table in 4B above laundromat, red backpack, take laptop too, said it's family property."

Evidence. Burglary work order, from Vivian.

Tyler looking at floor: "Sorry, Box Boy. She said you stole it first."

Margaret: "So I own your family's mistakes, Jack. Big house, company, mortgage, note, and now I own the testimony that Vivian committed burglary and forgery, Class D felony in Connecticut, 1 to 5 years. I can give it to Greenwich PD today, and Vivian goes to jail, Chase goes as conspiracy, and you get your 47 seconds of justice. Or I can make you a different offer."

Lawyer opened folder.

Offer: Juniper Ridge Battery LLC buys 49% of Hawthorne Holdings LLC, your 4,000 acres, for $600M cash, plus clears $600k lien, plus forgives Vivian's $900k mortgage, plus drops burglary evidence, plus hires Hawthorne Custom Homes crew (your crew now, Mike, Luis, Jamal, Tommy Jr.) to build 100 Hawthorne Houses in Nevada for battery workers, $310k each, white oak, off-grid, real houses.

In exchange: You stay CEO, you build, she sells lithium to Tesla, Ford, DOE, you don't have to talk to Elon.

If I say no: She forecloses Vivian, Vivian will homeless, she enforces $600k lien, clouds my title for 2 years in Nevada court, I can't build 100 houses, can't sell dirt, and she gives burglary tape to PD, Vivian and Chase go to jail, and I have to watch.

She put the rusty box in the middle of the table, my box.

"Jack, you built 3 houses that don't fall down and power themselves. House 3 for Ms. Alvarez. I saw your 10-slide post, 22M views. I have daughter, teacher too. I like what you build. But you can't build 100 houses with a clouded title and no cash. You have $2.1T in ground and $38k in bank. You are dirt rich and cash broke, same as you were at funeral when you ate in the kitchen."

She stood up.

"You have 24 hours. Tomorrow, 10 AM, same room, bring box, yes or no. If yes, I pay Vivian's mortgage, I clear lien, I don't send Tyler tape to PD, and we build 100 houses in Nevada together. If no, I foreclose Vivian, I cloud your dirt, and I send tape, and your family goes to jail for stealing your box at 2:14 AM in red JanSport."

She left with her lawyer. Tyler and Marcus left.

I sat alone in the private dining room of Greenwich Country Club where I was never allowed to eat, with my rusty box, with a $600M offer and a $600k fake lien and a $900k mortgage and a burglary tape that could put Vivian in jail for 1 to 5 years.

I called Brown.

Brown: "Margaret Chen? Juniper Ridge? Jack, she runs battery supply for Tesla and Ford, she left Tesla last year, she has $2B fund to buy lithium. She is the unknown buyer. She bought your family to get to you because you wouldn't take her call."

Me: "She owns Vivian's house, Chase's company, and has lien on my dirt."

Brown: "Yes. And she has you. Because if you say no, Vivian loses house and goes to jail, and if you say yes, you get $600M and you have to work with woman who bought your family."

I looked out window at golf course, so green it doesn't look real, and at rusty box, so rusty it looks like it will fall apart, even with the polish.

The day ends with box back, $600M on table, $900k mortgage due in 10 days, $600k fake lien clouding $2.1T, and a choice: Save Vivian and Chase who stole your box and tried to file fake deed, or let them lose everything and go to jail.

Tomorrow, 10 AM, same room, bring box, yes or no.
