The Decision

9:59 AM the next day. Greenwich Country Club, private dining room, second floor, same table, same view of golf course so green it doesn't look real.

I didn't sleep after Margaret Chen left me with $600M offer, $600k fake lien clouding my $2.1T dirt, $900k mortgage about to foreclose Vivian in 10 days, and a phone recording of Tyler saying "Mrs. Vivian gave us $200 each, box on kitchen table in 4B above laundromat, red backpack, take laptop too"; a tape that could put Vivian in jail 1 to 5 years for burglary and forgery.

I sat in Unit 14B all night with my box on the workbench, open. Deed, trust, 0% verdict, fake deed with EVIDENCE stamp, Wyze cam still, Leo's drawing, and now two new papers: $600k UCC lien and $900k acceleration notice. And $600M term sheet from Juniper Ridge Battery LLC for 49% of my dirt.

Mike, Luis, Jamal, Tommy Jr., Sloane, Brown, Mrs. Albright were all there, 2 AM, pizza cold, battery humming, House 4 half-framed for family in Queens.

Mike: "Boss, $600M cash, we can build 100 houses, hire 20 guys, no more BQE at 5 AM in bed of truck."

Luis: "Boss, that lien is fake, Chase wrote 'family entities' in 2021, judge will throw it out, but it will take 2 years, and in 2 years lithium price might drop."

Sloane: "Jack, if you say yes, you work for the woman who bought my mom's house to get to you. If you say no, my mom loses condo and goes to jail. I hate my mom for stealing your box, but I don't want her in jail."

Brown: "Jack, legally, Margaret can't enforce $600k lien against Nevada land, it's nonsense, but she can cloud title, and clouded title means no DOE loan, no Tesla deal for 2 years. $600M for 49% is low, dirt is $2.1T, but $600M cash is $600M cash, you have $38k in bank. And she will forgive Vivian's mortgage and bury burglary tape if you say yes. That's the real deal: you sell half your dirt to save the woman who made you eat in kitchen for 15 years."

Mrs. Albright, butterscotch: "James, what would Thomas want? Thomas tore down nothing, he built workshop with his hands. He left you dirt so you could build houses that don't fall down, not so you could put your stepmother in jail."

At 6 AM, I went to Ridgewood, empty kitchen table with dust ring where box sat, and Mrs. Kowalski knocked, robe.

Mrs. Kowalski: "Jack, those boys in red backpack came back yesterday, said sorry, said lady in navy blazer paid them $500 each to tell truth."

Margaret paid Tyler and Marcus $500 each to confess on tape that Vivian hired them. So she owns confession.

At 9:30 AM, I took LIRR to Greenwich, box in my old backpack with holes, and walked into Country Club, work boots, white oak dust.

10:00 AM, same room. Margaret Chen alone.

Margaret: "Jack. Box?"

I put box on table, open, so she can see deed, real deed, 1988, $8,000 cash, Thomas's signature.

Me: "I didn't bring box to give you. I brought box to show you what you're buying."

Margaret: "I'm buying 49% of lithium, not box."

Me: "You're buying my father's workshop. He bought dirt for $8,000 cash, not $2.1T, $8,000, because he wanted to build a cabin and never did. He left it to me because I sat with him in workshop while Vivian and Chase ate steak in dining room. So if I sell 49%, I don't sell lithium, I sell workshop."

Margaret nodded, like she expected this.

Margaret: "So no? You let Vivian get foreclosed and go to jail?"

Me: "No. Yes. But not your yes."

I put my own paper on table, handwritten at 3 AM in Unit 14B, Brown typed it at 5 AM, 2 pages.

My counter:

Not 49%. 15% for $600M cash. You get 15% of lithium, you can sell to Tesla, Ford, DOE, I don't care, but you don't get half. Dad didn't leave me dirt to sell half to a woman who bought my step family just to get to me.

You clear $600k fake lien today, file termination in Nevada today, with lawyers in the room. You forgive Vivian's $900k mortgage today, and you don't foreclose. You keep the big house, you own it, $3.1M, fine, but you let Vivian keep condo, roof leaks and all, and you don't send her to jail, you bury Tyler tape. She stole my box, she tried to file fake deed with fake stamp, Mrs. Henderson caught her live, that's enough humiliation. Jail is too much, even for her. You hire my family. You own Hawthorne Custom Homes LLC now, with $5M line of credit hiring near Elko. Hire Chase as laborer, $22 an hour, in Nevada. Margaret read 2 pages, twice, no smile.

Margaret: "15% for $600M is $4B valuation, not $2.1T. You're giving me discount because you want me to forgive mortgage and bury felony tape and hire your stepbrother who built pool house with interior sheetrock?"

Me: "Yes. Because you bought my family for $3.25M total, big house $3.1M, company $100k, note $50k, and you got $900k mortgage. You spent $4.15M to get leverage on $2.1T. That's good business. But good business that puts my stepmother in jail and forecloses her condo and makes me sell half my father's workshop is not good business, it's Vivian's business. "

She looked at the box, at deed 1988 $8,000 cash.

Margaret: "My daughter is a teacher, like Ms. Alvarez. She has asthma too. My father bought dirt in Taiwan for $5,000 and sold it for $5M and regretted it because he never built anything. I left Tesla because they build cars that need lithium but they don't build houses that don't fall down."

She signed my 2 pages.

Margaret: "15% for $600M, lien cleared today, mortgage forgiven today, tape buried, Chase laborer $22 an hour Nevada, Vivian office manager $75k Nevada office, 100 houses, 50 battery workers, 50 teachers, white oak stage. Yes. But one more clause: You keep the rusty box. I don't want the box. I want the lithium. Box can stay on your workbench in Unit 14B."

At 10:47 AM, Stamford lawyer came in, filed UCC termination in Nevada on a laptop, live, sent to Brown, Brown confirmed: lien cleared. Filed mortgage satisfaction in Greenwich, Vivian's $900k gone, $0 due, email to Vivian: "Mortgage forgiven by Juniper Ridge Capital, you own condo free and clear." And deleted Tyler tape in front of me, phone, trash, empty trash.

At 11:03 AM, Vivian called me, crying: "Jack, mortgage forgiven, what did you do?"

Me: "I sold 15% of my dirt, for $600M, and you get to keep condo, but you have to work, $75k office manager in Nevada for Juniper Ridge, QuickBooks, and Chase has to work as laborer $22 an hour in Nevada, shovel, learning from Mike."

Vivian: "Nevada? Laborer?"

Me: "Yes. Because you hired Tyler and Marcus with red backpack to steal my box, and you tried to file fake deed with fake stamp, and Mrs. Henderson caught you live, and whole city knows. So now you work, like I worked, like Dad worked in workshop."

She didn't say thank you. She said, "Okay."

Chase texted at 11:14 AM: "Box Boy, laborer? $22? In Nevada?"

Me: "Yes. $22, shovel, Mike is the boss. You will have to build houses that don't fall down, or you quit and have $1.304M left and no job and no house. Your choice."

The day ends with $600M wire, 15% gone, 85% still mine, lien cleared, mortgage forgiven, tape buried, and two one-way tickets to Elko, Nevada, for Vivian and Chase, to work for the company that bought them.

And the rusty box back on the workbench in Unit 14B, open, with new paper: Margaret Chen term sheet, 15% for $600M, signed.

We have cash to build 100 houses. House 4 for Queens family goes up tomorrow, with battery, lights on and no Con Ed.
