Two Signatures

The double-wide in Elko has no AC at 8 AM. It died at 2 AM. Inside it's 104 degrees and the box fan just moves hot air around. The whiteboard says 12 HOUSES - LIGHTS ON, 88 TO GO and someone wrote underneath in black marker: DON'T SELL TO TESLA YET.

At 1:20 AM last night I wired $900M to buy everything. At 1:21 AM I owned 100% of Dad's $8,000 dirt again, plus the big house on Round Hill Road where I ate in the kitchen for 15 years, plus Hawthorne Custom Homes LLC that built a pool house with interior sheetrock outside and got 2M views when it fell down, plus two trucks that failed inspection.

At 1:22 AM I knew I didn't want any of it except the dirt and the press.

At 8 AM I put two real deeds on the folding table in the dead-AC trailer. Real Greenwich Town Hall stamps, Tuesday stamps, when town hall is open.

Mike, Luis, Jamal, Tommy Jr., Sloane, Margaret; all standing around table, all sweating.

Margaret: "Jack, don't. Bad business. You just paid $900M for leverage. You sell the big house for $3.1M, you sell company for $100k, you keep $3.2M profit and you keep leverage. If you give them away, they will do it again."

Mike: "Jack, I worked for Chase four years. If you give him company back, he will build pool house that falls down again. I have to manage him, but owner can fire manager. Don't."

Luis: "Boss, that house you give to Vivian, she tore down your Dad's workshop on Saturday when town hall closed. She will tear it down again."

Jamal: "Jack, $3.1M house, free. Company with $5M line. Free. They never learned. You are being nice to people who made you eat in the kitchen."

Sloane: "Jack, as your sister, don't. Vivian forged deed, hired Tyler and Marcus to steal your box. Nice is how you got robbed."

I know they are right. They are all right. 15 years eating in kitchen, 10-slide carousel 22M views, 387 viewers in parking lot live, Wyze cam, fake deed, UCC lien, $900k mortgage foreclosure, Uber deactivated, banned 2 years, they did all of it.

But I also know what 12 houses with lights on looks like from a roof. No NV Energy. Just gray dirt that was a pile at noon yesterday humming in basement, powering air purifier for the kid who slept on an air mattress in the living room.

I slide first deed to Vivian. She's in t-shirt JUNIPER RIDGE BATTERY, box fan blowing, QuickBooks open.

Me: "Round Hill Road. Six bedrooms. Dining room you wouldn't let me sit in. Pool house that fell down. $3.1M. It's inside the $900M I wired last night. It's yours. Again."

Deed: GRANTOR: Juniper Ridge Holdings LLC. GRANTEE: Vivian Hawthorne.

Vivian doesn't touch it. "Jack, taxes $38k a year, I have $1.304M left in joint account. I have no tennis, my card declined $8,400."

Me: "You own condo free and clear, $2.2M, because I made Margaret file forgiveness in front of you at Greenwich Country Club. Sell the condo, keep the big house, pay taxes for 60 years. Or sell the big house, keep the condo. Your choice. But you are not homeless because you bought fake notary stamp. Dad built workshop, not foreclosure. He would want you housed, even if you tore the workshop down on a saturday."

She cries, no sound, touches deed.

Margaret whispers: "Jack, she will sell it and buy back Country Club membership."

Me: "Then she will. But she will own it when she does."

Vivian signs. The big house is hers again. She owns the house that made her say "Thomas, Jack can eat in kitchen."

Second deed, operating agreement, one page.

I slide it to Chase. He's holding the level like a baby, hard hat HAWTHORNE in Sharpie, trench for House 13 half-dug outside, straight, owner digging.

Me: "Hawthorne Custom Homes LLC. Your old company. You inherited it, although, you used interior sheetrock outside to save $12k, the pool house fell down, 2M views, banned 2 years in Greenwich, Stamford, Darien, trucks failed inspection and sold for $100k to Juniper Ridge. I bought it back inside $900M. It's yours again."

Chase: "You giving me the company I destroyed?"

Me: "Yes. You are the owner again. 100% control."

Chase reads, his hands shaking.

Mike: "Chase, if you fire me, agreement says company goes back to Jack for $1. You own it, but I manage it."

Margaret: "Jack, bad business, you are giving away $3.2M and keeping $5M line liability."

Luis: "Boss, why nice?"

Me: "Because I thought being nice would stop me from being angry. For 15 years I ate in the kitchen and was angry. If I keep the big house, I have to sit in the dining room and remember eating in the kitchen. If I keep the company, I have to see the name that built the pool house that fell down. If I give them away, I keep the dirt that hums and press that makes brick. That's what I want. I thought being nice would make me un-clouded."

They all look at the floor, trailer 104 degrees, box fan, 12 houses lights on outside.

Chase signs. The Company is his again, but managed by Mike.

Vivian signs. The house is hers again, but she has to sell condo or pay taxes.

Two signatures by 8:07 AM, $900M company bought and $3.2M given away in 7 minutes.

After, Mike says: "Jack, you were nice, but nice doesn't teach them, work teaches them."

Luis: "Boss, now they have to work for what you gave them."

I go back to my rusty box on the folding table, open it and add the two new deeds.

I kept 100% of my dirt. I kept battery press. I kept Tesla $150M prepay loan. I kept $50M cash plus $200M DOE. I gave away the dining room and company that fell down.

I thought I was being nice. Crew says I was being dumb. Maybe both.
